It’s no secret that housing demand is growing across Canada, but the numbers from CMHC are striking: we’ll need between 417,000 and 469,000 new homes built each year to reach 4.7 million by 2036. Right now, construction is running at only about half that pace, which means we could be facing some real challenges ahead—especially when it comes to affordability and availability. As someone who has lived and worked in every corner of the Cowichan Valley, I see firsthand how regional differences shape the housing market. High building costs and cautious developers only add to the complexity. My background in both contracting and real estate has shown me how important it is to stay informed and prepared as our communities grow. The Cowichan Valley has its own unique rhythm, and I’m committed to helping folks navigate these shifts, whether you’re looking to buy, sell, or simply understand what’s on the horizon for our neighbourhoods.
